To our Metro Detroit Ramallah Family,
As you may recall, on August 5th a possible new club location was located for sale at 35300 8 Mile Road, between Farmington and Halstead Roads and next to the Farmington Ice Arena and listed for sale at $849,000. A member/Realtor from the newly formed building committee (Salem Abdelnour, Emeel Ajluni, Elizabeth Ajluni, Taisir Eadeh, Linda Eadeh, George Saba, Ken Harb) contacted the listing agent and was able to make possible a community open house on August 17th, from 12:30-1:30. Notice of the open house was provided to the Ramallah Community by mail, email, website and facebook. There were over 50 community members in attendance and many were in favor of the location and potential future use of the building. Then a detailed discussion took place at the Club’s General Body Meeting on August 21st. The members voted to move forward on the property acquisition with the help of the community providing loan commitments as funds toward this project. A group of people agreed to reach out to the community to generate loan commitments.
Over the past several weeks member of the new Building Committee have been speaking with the community at large about this project. Also, during this time, the Club has been attempting to get a preapproval for a mortgage loan. This has been a difficult task as major banks have stated that the Club’s income level for a non-profit organization cannot support a $200,000 – 300,000 mortgage.
Currently the Club can make a down payment of $225,000 that is saved in the bank. This would leave $50,000 in the bank to cover future building expenses and to support the sale of the current building on Ann Arbor Trail. The committee has received approximately $125,000 in loan pledges so far (3 year commitments that will pay 2% annually) from many families. Thank you to those who have already given your support. To prepare a realistic all cash purchase offer of $625,000, to buy the building, we will need an additional $275,000 in loan pledges.
At this time, we invite all of our Ramallah Community to a Special General Body Meeting, on Thursday, September 25th at 7 pm, at the clubhouse. The clubs intention at the meeting is to recognize those that have already made loan pledges already and to collect $275,000 in additional pledges. At the meeting the new Building Committee will be available to answer questions and to explain the exciting new programs that our Club will be able to offer to our community with the new facility.
The founders of our Ramallah Club have made many sacrifices to get us where we are today. We’ve been lucky to have these mentors with us so that can guide us forward. We know that pledging money is a personal decision, but we are asking for individual and family loan pledges of $5,000 to $10,000. The club’s goal is that if we are able to purchase this new building, then the current building will go up for sale and the proceeds of that building will pay back the Ramallah Community for their generosity.
